Off-plan verification should connect the advertised project and unit to official Dubai records before any reservation or transfer. The practical task is to verify the project, developer, unit, authorised seller, permit, payment destination, contract, and registration as one consistent chain.

Build an identity chain

Verify money and paperwork separately
A registered project does not make every payment request safe. Confirm the beneficiary and approved payment route independently before each transfer. Keep bank confirmations, receipts, signed documents, and written explanations of any change.
A reservation form can create obligations before the longer sale and purchase agreement arrives. Read refund, cancellation, change, assignment, completion, and default clauses before signing or paying.
Do not transfer to an individual's account or accept a last-minute beneficiary change without independent confirmation through an official or previously verified channel.
Test the sales claims
- Separate the developer-stated target from a guaranteed completion date
- Ask which plan, view, size, parking space, or furnishing schedule forms part of the contract
- Treat yield, resale, visa, mortgage, and capital-growth statements as claims requiring separate verification
- Check whether changes to design, amenities, area, or delivery are permitted under the documents
Create a property request with the right context
When requesting alternatives, identify the project, preferred unit type, purpose, acceptable handover window, payment-plan preference, and any claim that needs checking. Do not upload passports or bank statements in the first inquiry.
