Off-plan verification tool

A sales brochure is not due diligence. Check the transaction structure.

Use this checklist to organise the official and contractual checks commonly relevant before paying toward a Dubai off-plan property. It does not replace legal or professional advice.

Quick answer

Before paying toward an off-plan purchase, match the project, developer, escrow instructions, broker and advertising permit to official records, then understand the reservation form, sale agreement, payment milestones and exit provisions.

What the result means

A tick means the document or check has been organised; it does not mean Simsar Dubai has approved the project. Keep copies and validate them through official channels.

Attach this result to a property request so follow-up starts with the right context.

A checklist is an evidence organiser, not an approval stamp

Each tick should correspond to evidence: a dated official check, a document, a verified identity or a clause that has been read and understood. A forwarded screenshot or familiar brand name is not a substitute for matching the legal entities and project record.

Commercial presentations can become outdated. Repeat important official checks shortly before signing or transferring money, and preserve the results with the signed documents and receipts. Legal, tax, finance or technical advice may be necessary for the buyer's circumstances.

Build a traceable transaction file

  • Match names and numbers across every document.
  • Verify payment instructions independently.
  • Save dated official search results.
  • Write down every unresolved contract question.

The checklist does not certify a project

Marking an item only records that the user addressed it. Simsar Dubai does not certify the project, developer, contract, escrow account or investment outcome, and this page does not replace legal or professional advice.

Frequently asked questions

Is a brochure or developer website enough to verify a project?

No. Marketing material can help identify the offer, but project status and legal identities should be matched through official channels and transaction documents.

Why check the beneficiary before paying?

Payment fraud and incorrect instructions can cause irreversible loss. Independently match the beneficiary and project account to verified transaction information before transferring money.

Does completing every item guarantee a safe investment?

No. It improves organisation but cannot remove construction, contractual, finance, market or personal risks.
