Remote buyer guide
Remote purchase can be practical, but distance makes identity, authority, payment, inspection, signing, and document control more important.
A buyer outside the UAE may use digital services, representatives, lenders, or a power of attorney depending on the transaction. The safest structure gives each person only the authority needed and preserves an independent record of every instruction.
Quick answer
Confirm the current DLD process for the exact ready or off-plan transaction, independently verify all parties and payment instructions, obtain live and independent unit evidence, use a narrowly drafted and properly authenticated power of attorney if required, and ensure final registration and documents return to the buyer's control.

Control identity and authority
- Verify developer, seller, broker, representative, and beneficiary independently
- Confirm whether remote signing or representation is accepted for the service
- Define the property and permitted acts precisely in any POA
- Set limits for signing, receiving money, borrowing, mortgaging, substituting, and cancellation with legal advice
Replace distance with evidence
Request a live video showing the exact unit, view, access, common areas, parking, and defects, plus an independent inspection where appropriate. Record the date and property identifiers.
Do not let a representative's convenience remove buyer approval checkpoints. Payment changes, contract amendments, unit substitutions, and completion decisions should require explicit verified instruction.
Close the document loop
- 1Retain signed contracts and authentication evidence.
- 2Use approved payment and registration channels.
- 3Obtain receipts, initial registration, or title evidence as applicable.
- 4Recover originals, keys, cards, warranties, and representative records.
- 5Revoke or expire authority when its purpose ends, following qualified advice.
Frequently asked questions
Is a power of attorney always required?
No. It depends on the service, signing route, finance, parties, and current requirements.
Can a broad general POA save time?
Broader authority can create greater risk. Obtain legal advice and limit powers, property, duration, and substitution where possible.
Should passports be sent through the inquiry form?
No. The first property inquiry should not contain sensitive identity documents.
